Welcome to the Winter 2026 edition of the Auburn Forward! I hope everyone had a wonderful Christmas and your New Year is off to a great start.
As we enter the winter season, I want to extend my warmest wishes to our families. This time of year reminds us of the importance of community, kindness, and looking out for one another.
Our team has been working diligently to ensure your homes remain safe, warm, and well-maintained throughout the colder months. Please contact our office if you experience any heating concerns, maintenance needs, or challenges-we are here to support you.
We also encourage you to take advantage of the resources highlighted in this newsletter, including community programs and resident services. Together, we can make this winter a season of comfort, connection, and support.
Fall 2025 was festive for our team! The Auburn Housing Authority (AHA) partnered with the City of Auburn and the East Alabama Food Bank to host an on-site Thanksgiving Farmers Market on November 13, benefiting 214 families. Thanks to the Auburn Industrial Development Board's (IDB) generous donation, AHA was able to give away 200 FREE Honey Baked hams and turkeys during the Christmas Farmers Market on December 16 and provide nutritious food for 203 families. Thank you to the City of Auburn, IDB, Food Bank, and volunteers for your continued support.
To close out 2025, Commissioners, Resident Advisory Board members, staff, and guests attended AHA's Annual Christmas Luncheon on December 11. We reflected on 2025 accomplishments, shared a delicious meal, recognized Commissioner and staff anniversaries and achievements, shared laughter during "Dirty Santa," and much more!
We anticipate 2026 to be as eventful as 2025, but our team is up for the challenge. During Winter 2026, our team will draft AHA's HUD Annual Action Plan, conduct resident meetings to implement 2026 MTW flexibilities, submit the FYE2025 audit to HUD, and more.
As always, I want to thank the Board for entrusting me to continue to serve as the CEO of the Auburn Housing Authority and its managed agencies. Thank you to our community partners for your contributions as we strive to provide valuable services and resources to our families.

Deborah Hand, Resident CommissionerAHA is governed by a five-member Board of Commissioners, representing a cross section of the community and appointed by the Mayor of the City of Auburn. One member must be a resident of an AHA property or program. The Commissioners are responsible for overseeing the fiscal management of the agency and approving policies. Board members also appoint a Chief Executive Officer (CEO) to administer the daily affairs of the housing authority.
Board meetings are held at noon on the last Tuesday of each month. The meeting date is subject to change. Thank you to all Commissioners for your loyal and dedicated service to the AHA!
BOARD UPDATES
During the previous quarter (October - December 2025), the Board approved the AHA Development LLC 2025 OCAF, 2025 CDBG Grant, Developer Engagement, 2026 LIHTC Application, AHA Development LLC Tenant Write-Offs, FYB2024 EOY Report, 5-Year Strategic Plan, HCV 2026 Payment Standards, Bylaws Revision, Value Statement, Salary Study, HCV MTW Hardship Policy, and other action items.
Commissioners Nolan Torbert, Marguerite White, and Barbara Leverett (LaFayette HA) attended the 2025 Commissioners Mastery Conference in Las Vegas, NV, in December 2025. All attended various sessions and other events.

Deborah Hand, DirectorUnder Sharon Tolbert's leadership, the AHA Board of Commissioners approved the Auburn Community Development Corporation (ACDC) as a non-profit affiliate of the AHA on May 7, 2019. ACDC's mission is "Empowering individuals and families by expanding affordable housing and economic opportunities in an effort to build vibrant neighborhoods and communities."
The ACDC has partnered with the City of Auburn to administer a Food Pantry at the Boykin Community Center. ACDC is also exploring affordable housing opportunities in an effort to expand housing for families in the Auburn community.
BOARD UPDATES
ACDC would like to thank the City of Auburn for its continued financial support of the Food Pantry. Below is an overview of the Food Pantry's performance for FYB2025 (July 2025 - December 2025).
During July - December 2025, 14 households were provided food during special outreach events, where 310 pounds of food were distributed.
Thank you to all volunteers that assist at the Food Pantry. We truly appreciate your help!
ACDC extends a heartfelt gratitude to the Industrial Development Board for their generous contribution to the 2025 Christmas Farmers Market. We also want to thank Henry and Jo Ann Aldridge for donating to the Food Pantry. Your support enables us to continue our mission and make a meaningful difference in the lives of those we serve. CLOSED FOR THE HOLIDAYS
The AHA office is closed on Fridays. Observed holidays that fall on Friday or Saturday will be observed on the preceding Thursday. Observed holidays that fall on Sunday will be observed on the following Monday.

FINANCE / ACCOUNTS PAYABLE
In an effort to increase efficiency and reduce processing time, AHA is converting to an online system for all finance department programs. A part of the conversion implementation includes processing Accounts Payable payments through ACH transfers.
AHA will begin notifying vendors about the upcoming conversion and provide additional information on how vendors can begin receiving their payments through ACH instead of paper checks. If you are a current vendor with AHA and would like to begin receiving payments for invoices by ACH Transfer, email Richetta Stephens, AHA Accountant, at rstephens@auburnhousingauth.org to request a Vendor Direct Deposit Sign-Up Form.
Complete the Direct Deposit Sign-Up Form and return it to the Finance Department and we can set you up for ACH payment.
In addition to ACH payments, AHA will begin coordinating with vendors to start sending and receiving invoices electronically. Vendors may submit invoices to accountspayable@auburnhousingauth.org.
Electronic submission of invoices reduces processing time by eliminating delays caused by mailing paper copies through the United States Postal Service.
Future implementation plans include the creation of a vendor portal allowing vendors to submit invoices, check on payment status, and download 1099s.

PROCUREMENT
To accomplish our mission of providing affordable housing, it is imperative that AHA works with vendors and contractors who can deliver the highest quality of goods and services at the best value.
AHA is currently processing bids for roofing services for the Auburn and Roanoke sites. In addition, AHA is preparing a bid for FSS Coordinator Services to administer the Family Self-Sufficiency Program.
Expiring contracts expected to be procured include Fee Accounting Services, Auditing Services, and Lawn Maintenance at all AHA sites.
Future procurements may include plumbing, tree removal, and establishing a pool of vendors to supply maintenance materials.

RESIDENT SPOTLIGHT - MARISOL BARRY
Marisol Barry first joined the LaFayette Housing Authority community in May 2022, where she became a resident and volunteer at the LaFayette Housing Authority Farmers Markets.
After moving to Auburn in December 2024, she continued volunteering with AHA Farmers Markets and the Boykin Food Pantry, assisting Spanish-speaking participants.
Originally from the Dominican Republic, Marisol is known for her warm smile, kind spirit, and uplifting attitude. Her dedication has made a meaningful impact on both staff and residents. We are truly grateful for Marisol and proud to recognize her as a valued volunteer at AHA.
ABOUT RESIDENT ADVISORY BOARD
The role of the Resident Advisory Board is to review AHA's HUD 5-Year Plan and Annual Plans. RAB members are considered the spokesperson for the residents served by AHA. AHA's RAB members are Marquitta Floyd, Darlen Durr, Mary Jane Guy, Paula Holloway, Mark Holifield, and Janice Hutchinson.
We are seeking passionate resident representatives for the Ridgecrest and Drake communities, as well as the Tenant Based Vouchers (TBV) program. This is a great opportunity to represent your community and make a difference! THANKSGIVING FARMERS MARKET
This year's AHA Thanksgiving Farmers Market served 214 families. Residents received fresh fruits, vegetables, and frozen hens. The event was made possible through volunteers and the support of the City of Auburn.

CHRISTMAS FARMERS MARKET
On December 16, AHA hosted its Christmas Farmers Market, serving 203 families. Residents selected fresh produce and received 200 hams and turkeys. Sponsors included the City of Auburn, Auburn Industrial Development Board, Auburn Community Development Corporation, and the Food Bank of East Alabama.

LANDLORD CORNER
Auburn Housing Authority thanks all landlords who provide housing opportunities to Tenant-Based Voucher Program participants.
Landlords are reminded to report address changes, submit lease renewals prior to signing, and report unauthorized occupants.
The Housing Choice Voucher Program offers incentives including signing bonuses, referral bonuses, vacancy payments, and damage claim payments.

Foster Youth to Independence Initiative (FYI): For youth aging out of foster care.
Mainstream Vouchers: For households with a nonelderly person with a disability.
VASH: For veterans with VA case management.
FAMILY SELF-SUFFICIENCY (FSS) PROGRAM
The FSS Program is grateful for the strong partnerships we have throughout the community. In November, the FSS Program hosted a financial literacy workshop titled "Don't Let Your Credit Score Tumble." The workshop was led by Daniel Hughes of Cadence Bank and Austin Pearson of the Lee County Literacy Coalition.
Participants enjoyed an interactive game of Jenga while learning the stackable steps to building strong credit and long-term financial stability. We extend a special thank you to Daniel, Austin, and all who attended for making the workshop a success.

ANNUAL CHRISTMAS LUNCHEON
On December 11, the Auburn Housing Authority celebrated its annual Christmas Luncheon, bringing together staff, RAB members, Board members, and guests from AHA, RHA, and LHA. The event featured opening remarks from our CEO, recognizing our strong partnership with the City of Auburn and expressing appreciation for staff dedication. Special recognitions included Wendy Cochran (10 years), Dominique Moore (5 years), Commissioner Alton Joiner (5 years, also bidding farewell), and Esmerelda Smith for completing her TBV Specialist certification. Hosted by the Marriott of Opelika/Auburn, attendees enjoyed delicious food, a lively Dirty Santa game, and group photos. With 45 participants, the luncheon was a joyful celebration of unity, service, and holiday cheer, and everyone is already looking forward to next year's gathering.

SANTA SHOPPE
On December 18, AHA hosted Santa Shoppe at the Sparkman Community Center, serving 83 residents. Children selected gifts, enjoyed photos with Santa and the Grinch, and received cookies and hot chocolate.

MENTORING MOMS
Our most recent Mentoring Moms gathering brought together residents at the Sparkman House for a hands-on introduction to basic sewing skills. For some, it was their very first time threading a needle! Participants learned how to sew on a button and practiced simple stitches useful for small repairs.
Each attendee received a personal sewing kit to continue building confidence in their new skills. The atmosphere was warm and encouraging, and the moms shared how much they enjoyed the lesson. A special thank you to Campus Kitchens for providing lunch, and we're excited to explore crocheting in a future workshop!
MARVELOUS MONDAY
Our recent Marvelous Monday - Jobs for Seniors event welcomed seniors to the Porter Community Center for an informative afternoon focused on local employment opportunities. Led by Alabama Works, a division of the Alabama Department of Labor, participants received assistance with job applications, résumé updates, and registering for available positions, with a presentation by Julie Woods that was especially well received.
Guests also enjoyed a delicious meal provided by Campus Kitchens, adding to a warm and welcoming experience. We're grateful to our partners and look forward to continuing to offer programs that support and empower our senior community.
RESIDENT CORNER
Residents must comply with annual recertification requirements, report income and household changes, follow lease terms, and respond to HCV requests.
All locations stop accepting rent at 4:30 p.m. on the last business day of each month.
Residents are encouraged to obtain rental insurance. Smoking is not permitted inside units.

HCV ONLINE PORTAL NOTICE
The Housing Choice Voucher Program is converting to an online system for applications and recertifications. Applicants must create an online account and update contact information to receive notices.
DRUG / CRIME EVICTION POLICY
AHA enforces a zero-tolerance policy regarding illegal drugs and criminal activity. Violations may result in lease termination or eviction.
COLLECTION POLICY (EXCERPT)
Rent is due on the 1st of each month. Late fees apply after the 6th. No partial payments are accepted after the due date. Eviction proceedings may begin after lease termination.
EXTERIOR AND GROUNDSKEEPING
Residents must properly dispose of trash, store carts correctly, control children and guests, and keep grounds clear of clutter. Inoperable vehicles are not permitted.
WORK ORDERS
Emergency work orders are addressed within 24 hours. Non-emergency work orders are addressed within three business days.
Emergency examples include fire, broken exterior locks, loss of power, broken water lines, loose ceilings, and no heat below 35 degrees.
