Welcome to the Summer 2026 edition of the Auburn Forward!

Let me start by congratulating the Class of 2026 Auburn High School graduates. You have reached an important milestone, and we are so proud of your hard work, resilience, and dedication. As you celebrate your graduation, remember that this achievement is just the beginning of many exciting opportunities ahead. Whether you're pursuing further education, entering the workforce, or exploring new paths, know that you have the skills and determination to succeed.

I also want to congratulate our Class of 2026 college graduates. Your hard work, perseverance, and commitment have led you to this significant achievement. As you celebrate your graduation, take pride in all you've accomplished and look forward to the new opportunities ahead. The knowledge, skills, and experiences you've gained will serve you well as you embark on the next chapter of your journey.

Wishing all our graduates the very best in their future endeavors. Keep believing in yourself and go confidently in the direction of your dreams.

As summer arrives, I want to take a moment to thank each of our families for being an important part of our community. The summer season brings fresh energy, new opportunities, and a chance to connect with neighbors and enjoy all that our community has to offer.

Board Updates

During the previous quarter (April - June 2026), the Board approved the AHA Development LLC Tenant Write-Offs, AHA Development LLC 2026 OCAF, RSA Retire COLA, and other action items.

Commissioner Nolan Torbert attended the 2026 SERC NAHRO Conference in Orlando, Florida, in June 2026. He attended various educational sessions and conference events.

Thank you, Commissioner Torbert, for taking time out of your busy schedule to attend the conference.

Auburn Community Development Corporation (ACDC)

Under Sharon Tolbert's leadership, the AHA Board of Commissioners approved the Auburn Community Development Corporation (ACDC) as a nonprofit affiliate of the AHA on May 7, 2019.

ACDC's mission is "Empowering individuals and families by expanding affordable housing and economic opportunities in an effort to build vibrant neighborhoods and communities."

The ACDC has partnered with the City of Auburn to administer a Food Pantry at the Boykin Community Center. ACDC is also exploring affordable housing opportunities in an effort to expand housing for families in the Auburn community.

Board Updates

ACDC would like to thank the City of Auburn for its continued financial support of the Food Pantry.

During April - June 2026:

  • 4 households were provided food during special outreach events.
  • 83 pounds of food were distributed.

Thank you to all volunteers that assist at the Food Pantry. We truly appreciate your help.

ACDC extends heartfelt gratitude to Huntington Bank for its 2026 Community Grant Award of $1,500. Your support enables us to continue our mission and make a meaningful difference in the lives of those we serve.


Human Resources & News

We are proud to recognize our Auburn Housing Authority team members for their continued dedication and service to our residents and communities.

Chief Executive Officer Sharon Tolbert and Housing Choice Voucher Manager Charlotte Bowen recently attended the 2026 Alabama Association of Housing & Redevelopment Authorities (AAHRA) Spring Workshop in Birmingham, Alabama. Both attended various professional development sessions.

Employee Spotlight - Jaquinta Wright, HCV Caseworker PBV

Jaquinta has been employed with AHA since 2023. Jaquinta serves as our Housing Choice Voucher (HCV) Caseworker PBV where she assists the HCV Manager in administering Project Based Voucher program at the Auburn and LaFayette Housing Authority.  Jaquinta performs a variety of technical case management duties, including determining initial and continued eligibility and maintaining accurate case files. Jaquinta thank you for all you do. We appreciate your contributions, and we are glad you are here!delivery of services and implementation of strategies to improve resident quality of life.

Finance / Accounts Payable

In an effort to increase efficiency and reduce processing time, AHA is converting to an online system for all finance department programs. A part of the conversion implementation includes processing Accounts Payable payments through ACH transfers.

AHA will begin notifying vendors about the upcoming conversion and provide additional information on how vendors can begin receiving their payments through ACH instead of paper checks.

If you are a current vendor with AHA and would like to begin receiving payments for invoices by ACH Transfer, email Richetta Stephens, AHA Accountant, at rstephens@auburnhousingauth.org to request a Vendor Direct Deposit Sign Up Form. Complete the Direct Deposit Sign Up Form and return it to the Finance Department so we can set you up for ACH payment.

In addition to ACH payments, AHA will begin coordinating with vendors to start sending and receiving invoices electronically. If you are a current vendor with AHA and would like to submit your invoices electronically instead of mailing a paper copy, you can email the invoice to accountspayable@auburnhousingauth.org.

The AHA Accountant monitors the email account for receipt of submitted invoices and forwards the invoices for approval and processing. Electronic submission of invoices reduces processing time by eliminating delays caused by mailing paper copies through the U.S. Postal Service.

Future implementation plans include the creation of a vendor portal allowing vendors to submit invoices, check on payment status, and download 1099s.

Procurement

To accomplish our mission of providing affordable housing, it is imperative that AHA works with vendors and contractors who can deliver the highest quality of goods and services at the best value. In order to maximize its contracting dollars, AHA looks for as much competition as the open market will provide. We are always looking for new qualified vendors.

AHA is currently processing bids for roofing services for the Auburn and Roanoke sites. In addition, AHA is preparing a bid for Family Self Sufficiency (FSS) Coordinator Services to administer the Family Self Sufficiency Program for Auburn Housing Authority.

Expiring contracts expected to be procured in the next few months include competitive procurements for:

  • Fee Accounting Services
  • Auditing Services
  • Lawn Maintenance at all AHA sites

Future procurements for AHA may include services for:

  • Plumbing
  • Tree Removal
  • Maintenance Materials

Make sure you register through the e-Procurement site to receive notifications when related bids open for procurement.

E-Procurement

In an effort to improve communication with vendors, reduce administrative costs, and streamline the procurement process, AHA conducts most of its competitive solicitations through the e-Procurement Marketplace.

AHA absorbs all costs associated with using the Marketplace. There are no additional charges to vendors who wish to respond to published procurement solicitations.

How to Register

  1. Visit ha.economicengine.com (no "www").
  2. Click Login if you are already registered.
  3. Click Sign Up as a Vendor if you are a new user.
  4. Follow the registration instructions.

The AHA office is closed on Fridays.

Observed holidays that fall on Friday or Saturday will be observed on the preceding Thursday.

Resident Spotlight - Andre Hogans

Congratulations to our outstanding resident, Andre Hogans!

The Auburn Housing Authority is proud to recognize Andre Hogans for his outstanding academic achievement and dedication to excellence. A member of the Class of 2026, Andre has distinguished himself as an Honor Roll student through his commitment to hard work, perseverance, and academic success.

In recognition of his accomplishments and bright future, Andre has been selected as a recipient of the Auburn Housing Authority's $500 Educational Scholarship. This scholarship celebrates students who demonstrate strong character, leadership potential, and a commitment to achieving their educational goals.

Andre's success serves as an inspiration to other young people throughout our communities, proving that determination, discipline, and a positive mindset can open doors to endless opportunities.

The Auburn Housing Authority is honored to support residents like Andre as they pursue higher education and prepare to make meaningful contributions to their communities.

We extend our heartfelt congratulations to Andre on this well deserved achievement and wish him continued success as he embarks on the next chapter of his educational journey.


AHA Awards & Recognitions

Congratulations to the AHA Resident Services Department for receiving the SERC NAHRO Award of Merit for Resident Services at the 2026 SERC NAHRO Annual Conference in Orlando, Florida, for its High School Senior Support Initiative.

Commissioner Nolan Torbert and Sharon Tolbert, CEO, accepted the award on behalf of AHA.

This award recognizes the department's commitment to student success through assistance with laptop fees, ACT fees, scholarship application fees, athletic fees, cap and gown fees, and Project Graduation fees.

During the 2025-2026 school year, AHA provided $6,350 in laptop fee assistance for 127 students and each May celebrates graduating seniors with a special Graduation Reception recognizing their accomplishments.

Supporting Student Success

Auburn Housing Authority is committed to helping students succeed both inside and outside the classroom.

During the 2025-2026 school year, AHA provided $6,350 in laptop fee assistance for 127 students, helping ensure they had access to the technology needed for academic success.

Resident Spotlight - Mikiela Pugh

Congratulations to Mikiela Pugh on being recognized as Team Member of the Year at the Schulte Hospitality Leadership Conference held in Myrtle Beach, South Carolina.

Mikiela has served as a Guest Services Representative at The Graduate Hotel in Auburn since the hotel opened in September 2025.

Her dedication to exceptional customer service, positive attitude, and strong work ethic earned her this prestigious recognition among hospitality professionals.

Nominated by the hotel's General Manager, Mikiela was praised for her outstanding commitment to both guests and coworkers.

In her nomination, the General Manager shared:

"Mikiela's contagious smile, positive spirit, and genuine love for what she does shines through every single day. She approaches her work with determination, joy, and an unwavering sense of responsibility. Our guests absolutely adore Mikiela. She knows their names, greets them warmly, and leaves a lasting impression."

Mikiela's achievement is a testament to the impact that kindness, professionalism, and dedication can have in the workplace.

Resident Spotlight - Monique Aston

Monique Aston is an inspiring 2026 college graduate whose determination, resilience, and ambition continue to shine within the Auburn Housing Authority community.

At just 19 years old and the youngest of six siblings, Monique has already earned her Associate of Science degree and plans to continue her education at Auburn University.

During her nearly five years as a resident, Monique has remained focused on achieving her goals while overcoming personal challenges and staying motivated by her desire to create a successful future for herself and her family.

She dreams of becoming a successful business owner in the car retail industry and hopes to own land and begin building her business within the next several years.

Outside of academics, Monique enjoys crocheting, sewing, baking, and singing while also giving back through volunteer work at local food banks and Auburn High School.

She encourages other young people to stay committed, communicate with their professors, and continue pushing forward even when challenges arise.

About the Resident Advisory Board

The role of the Resident Advisory Board is to review AHA's HUD 5 Year Plan and Annual Plans. RAB members are considered the spokespersons for the residents served by AHA.

We are seeking passionate resident representatives for the Ridgecrest and Drake communities, as well as the Tenant Based Voucher (TBV) Program.

Resident Advisory Board Requirements

  • Must be in good standing with the Housing Authority.
  • Available to attend monthly meetings and represent the authority at events.
  • Commit to making an impact in their community.

What Home Means to Me

The annual Poster and Essay Contest, centered around the theme "What Home Means to Me," was recently held at the East Park Community Center.

Materials were provided for participants interested in creating poster submissions, and residents were encouraged to share their thoughts through art and writing.

While no posters were submitted by the deadline, resident Kyara Copeland participated in the essay contest with a heartfelt and inspiring entry.

Her essay reflected the importance of home and demonstrated exceptional writing talent.

In recognition of her efforts, Kyara received a $25 gift card, and her essay was submitted for regional judging.

We congratulate Kyara on her outstanding submission and wish her the best of luck in the regional competition.


Free Community Wi-Fi

All Auburn Housing Authority communities now have free Wi-Fi available in every unit.

Spectrum has provided instructions to all residents on how to connect to the Wi-Fi.

Landlord Corner

Auburn Housing Authority would like to say thank you to all of our landlords.

Landlords provide housing opportunities to participants in our Tenant Based Voucher (TBV) Program.

Without our landlords' commitment and partnership, AHA would not be able to provide many of the services we offer.

Address Change

If you move, remember to report your new address to our office in writing.

Also report anticipated changes of ownership as soon as possible. You must advise us before you sell the property rented to a voucher holder.

There is paperwork that must be completed to adjust ownership and rental assistance.

Report Changes

Participants in the Housing Choice Voucher Program are required to submit all changes in writing within 10 calendar days.

These changes may include:

  • Loss of employment
  • New employment
  • Updated phone numbers
  • Updated email addresses
  • Changes in student status

Landlords who are aware of an unauthorized individual residing in the home should contact the Housing Choice Voucher Program Department immediately.

Updating household information is vital to keeping your Housing Choice Voucher Program participation in good standing.

Voucher size is based on household composition, and families receive deductions for dependents. It is very important to keep this information updated.

Lease Renewal

Landlords entering into a new lease during an annual renewal must provide a copy of the proposed lease before the tenant signs the lease.

If you have questions about the program, please contact the Housing Choice Voucher Program Office at (334) 821-2262 ext. 217.

Thank you for partnering with Auburn Housing Authority to provide decent, safe, and sanitary housing for low income families.

Housing Preferences

The Housing Choice Voucher Program offers housing preferences for homeless families and victims of domestic violence.

If you are receiving assistance from a homeless shelter or are a victim of domestic violence, you may qualify for additional preference points.

The assisting agency can provide a letter on agency letterhead confirming your need. The letter must be faxed, mailed, or hand delivered to the Housing Choice Voucher Program office.

Safe Communities

Do you know what to do if you suspect fraud or criminal activity occurring at a Housing Choice Voucher assisted home?

You can help keep your community safe by reporting suspected fraudulent or criminal activity through:

Our New Landlord Portal Has Launched!

The Auburn Housing Authority Housing Choice Voucher Program is excited to announce the launch of our new Landlord Portal.

This online portal gives participating landlords quick and convenient access to important information and documents related to their Housing Choice Voucher properties.

Through the Landlord Portal, participating owners and property managers can:

  • View tenant information
  • Access inspection results
  • Review payment information
  • Download 1099 tax documents
  • Submit leases electronically
  • Submit Request for Tenancy Approval (RFTA) forms
  • Submit rent increase requests
  • Access important Housing Choice Voucher documents

The portal is designed to improve communication, reduce paperwork, and make doing business with Auburn Housing Authority easier and more efficient.

Available Landlord Incentives

The Auburn Housing Authority continues to offer incentives to encourage landlord participation in the Housing Choice Voucher Program.

New Landlord Signing Bonus

Eligible landlords may receive a signing bonus of up to $500 when leasing a unit to a Housing Choice Voucher participant.

New Landlord Referral Bonus

Current landlords who refer another landlord to the Housing Choice Voucher Program may also qualify for a referral bonus of up to $500.

Vacancy Payments

Qualified landlords may receive up to one month's rent for eligible vacancy payments between Housing Choice Voucher tenants.

Damage Claim Payments

Landlords may also qualify for reimbursement of up to one month's rent for eligible tenant damage claims when another Housing Choice Voucher family occupies the unit.

HCV Programs

Veterans Affairs Supportive Housing (VASH)

The Veterans Affairs Supportive Housing (VASH) Program combines Housing Choice Voucher rental assistance with case management and clinical services provided through the U.S. Department of Veterans Affairs.

The program assists homeless veterans and their families by providing stable housing while connecting them with supportive services that promote long term independence.

Veterans interested in learning more about the program should contact the Central Alabama Veterans Health Care System.

Mainstream Vouchers

The Mainstream Voucher Program provides rental assistance to eligible non-elderly individuals with disabilities.

The program follows Housing Choice Voucher regulations while focusing on helping individuals with disabilities obtain affordable housing and maintain independent living.

The Mainstream Voucher waiting list is currently closed.

Foster Youth to Independence (FYI)

The Foster Youth to Independence (FYI) Initiative provides housing assistance for young adults transitioning out of foster care who are at risk of homelessness.

Eligible youth are referred through the Alabama Department of Human Resources.

For additional information regarding the FYI Initiative, please contact the Alabama Department of Human Resources.

Tenant Based Vouchers (TBV)

The Tenant Based Voucher Program provides rental assistance that allows eligible families to lease privately owned housing throughout the community.

Housing Assistance Payments are made directly to participating landlords on behalf of eligible families.

Because demand exceeds available funding, Auburn Housing Authority maintains a waiting list for assistance.

The Tenant Based Voucher waiting list is currently closed.

Project Based Vouchers (PBV)

Unlike the Tenant Based Voucher Program, Project Based Voucher assistance is attached to a specific housing unit.

Families receiving Project Based Voucher assistance must reside in the designated unit receiving assistance.

The Project Based Voucher waiting list is currently open for three, four, and five bedroom units.

Homeownership Program

The Housing Choice Voucher Homeownership Program helps eligible families achieve the dream of owning a home.

Qualified participants may use their Housing Choice Voucher assistance toward monthly homeownership expenses instead of rental assistance.

Participants must meet eligibility requirements established by the U.S. Department of Housing and Urban Development (HUD), including employment, income, and homeownership counseling requirements.

Families interested in the Homeownership Program should contact the Housing Choice Voucher Department for additional information.

Family Self Sufficiency (FSS) Program

The Family Self Sufficiency (FSS) Program helps Housing Choice Voucher participants work toward financial independence.

Participants establish personal goals related to employment, education, and financial stability while working closely with the FSS Coordinator.

The program may also provide opportunities to build escrow savings as earned income increases.

Families interested in participating should contact the Family Self Sufficiency Coordinator for additional information.

Upcoming Changes to the Emergency Housing Voucher Program

The Emergency Housing Voucher (EHV) Program continues to provide housing assistance to eligible individuals and families experiencing or at risk of homelessness.

Participants are encouraged to remain in contact with their Housing Specialist and promptly report any changes in household composition, income, or contact information.

Additional information regarding future program updates will be provided as guidance becomes available from HUD.

Grub & Grace Food Truck

The recent Grub & Grace Free Community Meal at the Ridgecrest community brought residents and families together for an evening of food, fellowship, and connection.

Hosted by Harvest Evangelism through its Grub & Grace outreach ministry, the event provided a welcoming opportunity for neighbors to gather, share a meal, and spend time together.

Residents enjoyed great food, meaningful conversations, and the chance to connect with one another in a positive and uplifting environment.

Despite rainy weather throughout the day, the event was well received and highlighted the value of community partnerships and neighborhood engagement.

We extend our sincere appreciation to Harvest Evangelism and the Grub & Grace team for investing in our residents and helping create opportunities that bring people together.

We look forward to seeing everyone again next month.


Class of 2026 Graduation Reception

The Class of 2026 Graduation Reception was such a special night for Auburn Housing Authority and our graduating seniors.

Seeing our students surrounded by proud family members, friends, staff, and community supporters made the evening one to remember.

There was so much excitement in the room as we celebrated everything these seniors have worked hard to accomplish and the bright futures ahead of them.

Everyone enjoyed great food from Chick-fil-A, time together, and lots of encouragement for the graduates as they prepare for their next chapter.

Congratulations to the Class of 2026. We are proud of each and every one of you.


Older Americans Celebration

The Older Americans Celebration in Phenix City, Alabama was a fun day for our residents.

We provided transportation for everyone who RSVP'd, and residents spent the day enjoying music, games, prizes, food, and lots of BINGO.

This year's theme color was red, and many residents showed up proudly wearing their red event shirts.

Residents also had the chance to visit vendor booths, connect with others, and simply enjoy being out together.

There were plenty of laughs, conversations, and good memories made throughout the day.

We cherish our older residents and always enjoy opportunities to celebrate and spend time with them.


Mentoring Moms

The recent Mentoring Moms event provided an informative and supportive opportunity for mothers to learn, share experiences, and engage in meaningful discussion.

Presented by Kajia Ray with RCEA Prevention, the session addressed important safety topics with compassion, care, and understanding.

Participants were encouraged to ask questions and take part in conversation throughout the presentation, creating an open and welcoming environment.

Kajia Ray shared practical safety tips and valuable information that can be applied in everyday life, regardless of age or stage of life.

Budgeting Class

The recent Budgeting Session at the Porter Community Center provided residents with an opportunity to strengthen their financial skills and gain practical tools for managing their finances.

Led by Eula Jackson of Trustmark Bank, the session focused on budgeting strategies designed to help residents build financial stability and plan for the future.

The one on one format allowed for personalized guidance and meaningful discussion tailored to the participant's individual financial goals and needs.

These sessions are designed to support residents in developing healthy financial habits and reducing financial stress.

Budgeting workshops will continue to be offered as an ongoing resource for residents.

Community Events

We were honored to join the One Voice Shelter Coalition event as organizations across our community came together to discuss the growing need for emergency, temporary, and transitional shelter services.

Our CEO, Sharon Tolbert, gave a presentation on AHA's housing initiatives, and Tabitha Griffin, Executive Business Coordinator, provided attendees with information on AHA's housing services and programs.


We were honored to support the Boys & Girls Clubs of East Alabama Great Futures Gala, an evening dedicated to creating brighter futures and expanding opportunities for the next generation.

The event brought together community leaders, partners, and supporters who share a commitment to empowering youth and investing in their success.

We are grateful for the work they do each day and were proud to be part of a night that celebrated the impact of their mission.


We were grateful to be a part of the Northwest Auburn Taskforce's Juneteenth parade and celebration at Kiesel Parade on June 13.

CEO Sharon Tolbert joined AHA Board Commissioners Nolan Torbert and Rene Waldrop for the event, alongside Councilwoman Connie Taylor and Mayor Ron Anders.

It was a great day of community, fellowship, and celebration as we came together to recognize the importance of Juneteenth and reflect on the progress we've made while looking ahead to the future.


Resident Corner

The Auburn Housing Authority's mission is to provide safe, decent, and affordable housing for families.

The Auburn Housing Authority's Housing Choice Voucher Program is funded by the federal government, and AHA must comply with the Department of Housing and Urban Development's regulations and AHA's internal policies and procedures.

AHA encourages families to comply with the following requirements to maintain their housing assistance:

  1. Comply with your annual recertification requirements and submit the requested information by the deadline.
  2. Report all changes in income and household composition.
  3. Comply with your landlord's dwelling lease.
  4. Comply with all written requests submitted by the Housing Choice Voucher Department and forward the requested information by the deadline.

Not complying with the requirements above may result in the termination of your assistance or eviction. The list above is not all inclusive.

Tenants are encouraged to frequently visit the office to stay informed about updates to the ban list.

All locations stop taking rent at 4:30 p.m. on the last business day of each month.

Residents are encouraged to obtain rental insurance. Rental insurance helps protect your belongings after a covered loss.

Smoking is not permitted inside the unit. See the Smoke-Free Policy included as an addendum to your lease for more information.

HCV Notice

Converting to an Online System

Auburn Housing Authority's Housing Choice Voucher (HCV) Program is converting to an online format for all applications and recertifications. All future applications and recertifications must be completed using the new online portal for HCV. The online portal will allow applicants and participants to enter their current information online and upload any documents needed directly through the portal.

In addition, once HCV staff has completed processing the application or recertification, all required documents can be sent for signature and returned by email. The conversion to the online format will allow faster processing time and eliminate the need to schedule appointments for applicants or participants to meet with their case managers. We are attempting to streamline the online process to make things easier for our families and to provide the best service with quick response times.

Applicant Information

Once your application has been received and accepted by HCV, applicants will need to register for an online applicant account which will enable applicants to update their information and check their current status on the waiting list.

To register for an online applicant account, applicants will access the online portal through the following links, depending on which Voucher Type the applicant applied for:

After accessing the online portal at the correct link above, select "APPLICANT" as the Registrant type and complete the requested information to create the online account.

Once the online applicant account is created, applicants will need to make sure they update their contact information through the portal to ensure they are notified once their application is selected for processing. In addition, the online portal will enable applicants to securely upload all required documentation and forms.

Policy Reminder

AHA is committed to providing all residents with safe, decent, and sanitary housing and ensuring that all residents have the right to peaceful enjoyment of their apartment. As a part of this commitment, AHA has implemented weekly property assessments. As a result, AHA requests residents' assistance in addressing frequently observed issues. (Please note all residents agree to abide by this policy upon signing a lease. Failure to do so can lead to fines and eviction.)

  • No parking on or driving across the grass is permitted at any time.
  • Before bringing a pet and/or service animal home, you must contact AHA's office. AHA has no pet visitation policy.
  • All smoke detectors inside the home must be operable. Residents should contact the office to request batteries for all beeping smoke detectors. Smoke detectors should not be tampered with, removed, disconnected, or covered.

Drug/Crime Eviction Policy

The Board of Commissioners of the Housing Authority and Landlord, in an effort to take a positive stand against the sale and use of illegal drugs and other crimes on Landlord or Housing Authority property, hereby adopts and endorses the following policy.

I.

Any person, regardless of age, arrested on Housing Authority (HA) or Landlord's property for possession, use, or sale of drugs or any unlawful act that threatens the peace and security of the tenants, general public, or HA staff, who is not listed as a family member on any lease of Landlord's property, will immediately be issued a letter of "No Trespassing."

II.

Any person arrested on Landlord or Housing Authority property for possession, use, or sale of drugs or any unlawful act that threatens the peace and security of the tenants, general public, or HA staff, who is listed as a family member on a lease of Landlord or Housing Authority owned property and is under the age of 19, will immediately be required to attend counseling.

Requirements include:

  • The Head of Household and all family members must sign a statement acknowledging the counseling session and acknowledging that another occurrence may result in termination of the lease.
  • The arrested family member must agree to and attend an HA-approved counseling or rehabilitation program. HA will verify attendance and completion.
  • Failure to comply with these requirements may result in immediate termination of the dwelling lease.

III.

Any person age 19 or older who is arrested on Housing Authority property for possession, use, or sale of drugs or any unlawful act that threatens the peace and security of tenants, the general public, or HA staff, and who is listed as a family member on the lease, will immediately receive a letter requiring the leaseholder and arrested individual to attend counseling.

Requirements include:

  • Removal of the arrested individual from the lease.
  • Agreement allowing the landlord or HA to issue a No Trespassing letter.
  • If the No Trespassing order is violated and remaining family members contribute to the violation, the lease may be terminated.
  • Refusal to comply will result in termination of the dwelling lease.

IV.

If the Head of Household or spouse is arrested for possession, use, or sale of drugs, the conditions outlined above will apply.

Collection Policy (Excerpt)

  • Rent and service fees are due on the first (1st) of each month. No partial payments will be accepted on or after the rent due date.
  • If rent and service fees are not received by 5:00 p.m. on the sixth (6th) of the month, a Board-approved late fee will be added to the resident's account.
  • Residents who fail to pay rent or make arrangements to resolve balances by 5:00 p.m. on the sixth (6th) will receive a Lease Termination Notice.
  • Residents requesting a hardship must request the hardship before being considered late. Hardships requested after the last day to pay on time will not be granted unless a verifiable emergency exists.
  • Residents remaining in the apartment after the Lease Termination Notice expires will be issued eviction papers.
  • Residents moving out while owing back rent, repair charges, or other expenses should arrange to pay the outstanding balance or may face court action.

Exterior and Groundskeeping

AHA is committed to providing an attractive environment for all of our communities. Residents are reminded of the following:

  • Dispose of all garbage and debris in City of Auburn assigned garbage carts. Do not allow trash to accumulate on porches or grounds.
  • Store garbage carts at the rear of the apartment. Carts may be placed at the street the night before pickup and returned to storage the following day.
  • Children and guests must conduct themselves in a manner that prevents damage to the interior and exterior of apartments.
  • Roofs must remain free of litter, sticks, and other debris.
  • Do not accumulate items on porches, in yards, or on other property premises.
  • Inoperable vehicles are not allowed in parking areas, sidewalks, or on the grass.
  • Bicycles and toys should be stored properly and not left scattered throughout the yard.
  • Large items, including sofas and mattresses, must not be placed at the curb earlier than one day before the scheduled City of Auburn pickup.

Emergency Work Orders

For the safety of residents and maintenance staff, effective immediately, residents will not be allowed in the vicinity of maintenance staff while repairs are being performed inside AHA units.

Emergency work orders will be completed within 24 hours. If a situation is determined not to be an emergency, residents will be notified that the request will be processed as a regular work order. Normal work orders will generally be completed within three business days.

Examples of emergency work orders include:

  • Broken exterior door lock
  • Fire
  • Loss of power due to mechanical failure
  • Broken water line
  • Loose or falling ceiling
  • No heat (when the outside temperature is below 35 degrees)
